This property, in an idyllic garden location in the historical part of Hampstead dating back to the 1800s, was purchased by a lovely female Swedish entrepreneur. The intention of our cooperation was to completely renovate her home.
Hampstead is known as a residential area for London’s intelligentsia, writers and artists. It is one of the most desired neighbourhoods in which to own a property within the UK. We get a lot of pleasure from working on buildings in Hampstead, especially when we restore properties to their former glories.
This client’s estate was a dilapidated 2-bedroom maisonette, requiring a back to bricks refurbishment and a modernisation of services.
The plan for this renovation included the layout, rebuilding, and adapting of designs for two new bedrooms, one bathroom, and an ample open plan kitchen living space with stunning views to a secluded garden.

When we talk to our clients it is common to hear building horror stories that they have experienced for themselves or heard from their friends. This time was not any different.
Meeting deadlines and budgets, maintaining clean and tidy sites, and keeping communication ongoing unfortunately are not common practice in our industry.
We know that changing this is a process, and we have been improving our practices for over 15 years. After meeting the client and having initial discussions, she was assured of our competences and ready to embark upon an adventure with us on her newly purchased property.
The architect we were cooperating with proposed to switch floors and move the living and kitchen area to the upper storey, where there were 4 x 2 m tall sash windows overlooking a beautiful secluded garden.
The upper floor was completely rebuilt as new, since the existing structure did not have enough strength remaining for the proposed new layout.

The maisonette has undergone a substantial amount of work, including the insulation of all external walls with a highly efficient aerogel.
Some fundamental works had to be carried out, including structural, new partitions and ceilings, floor soundproofing and levelling, plus plastering and cornicing. Without such strong fundamentals, we would not be talking about a successful renovation.
We provided newly designed and fitted MEP services, including air filtration and recuperation.
We manufactured bespoke hardwood windows to match the original Georgian style, redecorated the house, and installed beautiful white lacquered parquet flooring in almost every single room.
We were also delighted to expertly help design and build bespoke furniture throughout the entire house, including a beautiful kitchen.
A new front door was installed, existing old crooked steps rebuilt, and a tired balustrade was replaced with a new mini patio in sandstone, which was finished with cast iron balustrading to create an enjoyable entrance to this dream house.
A renovation project of any newly acquired house can be a challenging task. We keep in mind that it might be your first contact with property refurbishment, so providing you with all of the necessary information and details is crucial. We are here to help, and nothing is too much trouble.
Keeping sites ship-shape and tidy is one of our standard, everyday practices. This is particularly important when sharing a garden with people living nearby, such as in the case of this light-filled Bay Tree Lodge maisonette renovation. Your neighbours will be impressed with how little disturbance they will experience.

A word from our Clients:
Mariusz and GBG Building Services did an excellent job on my total internal renovation of a 2-bed period maisonette in Hampstead. Mariusz and his team were responsible for the full build, including all decoration and joinery works.
The project included a complete stripping back to the bare brick walls, changing the internal layout and completely rebuilding the interiors. The team was thoroughly professional, completed on time, and have delivered a very high standard of finish. Mariusz and site manager Eric have a strong work ethic and run a tight ship, and they have gathered a team around them that are polite, diligent and capable.
For me, this was my first major building project, and I’m delighted to say that my experience with GBG was nothing like the horror stories I’d heard about builders from friends and colleagues. Quite the opposite: at challenging times during the project, GBG was a huge help and went the extra mile to help the project succeed. I warmly recommend them.
