Our UHNI client purchased a grand 600 square metre maisonette in Cadogan Square, Knightsbridge, which is one of the most desirable luxury residential addresses in London. It was a Grade II listed building that required significant renovation works.
The area of Cadogan Garden is known for its exclusivity and noble red-brick buildings. The square was built around the 1870s to 1880s, mostly on the grounds of the well known Prince’s Club.
The main first floor of this Grade listed apartment was spread over two fronts, with an outstanding full view overlooking the Cadogan Garden Square through 6 historic shuttered double French doors.
The client also purchased a basement flat that had been unrenovated for over 50 years. The intention was to amalgamate and combine the properties into one, joined by a grand staircase.



GBG was involved in completely stripping out existing finishes throughout and uncovering triple ceilings that were hiding remains of original plasterwork and working services from upper flats, such as gas and communal heating.
Lots of fundamental work had to be carried out, mainly due to years of neglect, covering up of previous cheap conversions, generally poor craftsmanship, and damages to original historic features.
We experience such issues quite often, especially when working in historical areas of London. Our undivided attention is paid to restore these properties and bring them back up to the grandeur of the 18th century.
We expertly carried out structural work to allow for new layouts, as well as vast soundproofing work to all floors, ceilings and wall partitions that exceeded British standard acoustic norms and met Cadogan estates requirements.

We worked together with our architect, an acoustic engineer, Cadogan estates, plus their engineers and surveyors to make sure all works were rigorously tested and completed as required.
We designed and installed new copper-based heating systems that satisfied demanding new requirements. The property featured underfloor heating in two main grand reception rooms and radiators in the remaining parts of the luxury apartment.
We completed full electrical rewiring, data infrastructure for a smart home, and a new AV installation.
Our team carefully restored and then copied period decorative plasterwork remains for reinstallation. We created new modern layouts with partitions, completed plastering for perfectly flat walls, decorated to a high standard, and installed parquet flooring, among other works.
The refurbishment of this Grade Listed house in Cadogan Square was a complex project due to its location, historic importance, structural quality, limitations, and challenges that were uncovered on site.
Many stakeholders were involved in this renovation, including the head of the Kensington Council, our architect, interior designers, heritage consultants, sound engineers, client surveyors, lighting designers, artwork consultants, planning consultants, and our project manager. Our highly competent team was able to satisfy the requirements of all parties and deliver a dream home for the client.
The finished property measured 6,500 square feet over three stories and included: five bedrooms, six bathrooms, four reception rooms, a media room, kitchen, study, and staff quarters.
