FAQ

1. Do you specialize in refurbishment?

Yes, we only work on turnkey refurbishment projects, including joinery and project management.
We work on apartments and houses in different architectural styles, often extending properties at the same time.
A typical project for us is a back to bricks renovation, starting from scratch to change the layout, amalgamations, and an extension.

2. Do I have to move out during the renovation?

Having a major refurbishment project means you must be prepared to move out for the duration of the project.
Otherwise, it is simply too stressful for all parties, can be unsafe and might unnecessarily delay the project, since sections of the house that can be worked on simultaneously are limited.

3. How much will my refurbishment project cost?

Renovations are complex and unique matters, however, for general advice and initial guidance, we can provide the following figures to begin with:
For a house or mansion block refurbishment, the all-in costs tend to be between £1,500 and £4,000 per m² upwards, depending on the size and final specification of finishes to the property.

4. How long does it take to renovate my property?

In terms of construction, this too depends on the complexity of the project, site restrictions and property size, However in addition to all of those factors, you also have to account for the time spent on designing, estimating, and obtaining planning permission or a license to alter.
These can sometimes take a lot longer than the actual build itself, so it is important to be aware of such restraints and to plan accordingly.
As a rough guide, a back to bricks apartment renovation can take 4 to 5 months, while a house renovation with an extension can take 7 to 8 months.

5. Can you finish a home renovation just in time for the arrival of a baby in two months’
time?

A similar question is often asked by expecting parents. The short answer is no. The designing stages, planning and finally renovating your property take a considerable amount of time and need to be organised well in advance. We suggest at this stage to simply relax and focus on your family, and delay the renovation until you are properly ready to embark on the project.

6. Do you use your own architects/designers or can you work with mine?

We can recommend experienced architects and/or interior designers from the pool of our contacts, or we can work with the ones already appointed by you and only provide our construction expertise. We would be delighted to discuss a project with you if your property is located in one of our service areas (Kensington & Chelsea, Westminster, Camden, Ealing, Hammersmith & Fulham, Wandsworth, Richmond, Islington.), and the project build budget is of an appropriate size (£250,000 plus).  Please note that due to our excellent reputation, we are usually appointed on a negotiated tender basis and rarely take part in tenders.

7. Do you only work in London ?

We would consider taking on an interesting project anywhere in the UK or abroad, however, as the majority of our projects are located in specific parts of London, we tend to focus on those listed in our service areas. These are (Kensington & Chelsea, Westminster, Camden, Ealing, Hammersmith, Fulham, Wandsworth, Richmond, Islington.)

8. What is your minimum project size?

We would consider projects with build budgets of over £250,000 +VAT.
